La Jolla Commons completed Phase III with a new 11-story tower that reflects the concepts of the first two towers. Completed in 2023, this 212,800 square foot tower delivers LEED Gold Class A office space with ample amenities. An indoor/outdoor fitness center, farm to table restaurant, coffee bar, and beautiful conference and training spaces. Designed by SOM, the nearly column-free floor plate spans approximately 20,000 square feet with side core construction. The floor construction comprises two-way reinforced concrete slab and beams, which reduced the structural system compared to conventional office tower construction with composite deck over steel beams. This system facilitates the 12’ floor-to-ceiling heights, allowing for sweeping panoramic views. The concrete core tower sits above 150,000 square feet of a three-level parking garage.

Sustainability is at the core of La Jolla Commons, with two LEED Gold towers in Phase I and III, and the largest net zero project when Tower II was completed. The third tower has also been Fitwel v2.1 certified.

The entrance of the building is wrapped by 25’ high-performance structural glass façade. Floor-to-ceiling glass panels with minimal hardware were central in meeting both green building requirements and maximum transparency. The clear-span glass spans 25’ in height without fins or structural support. A couple of major challenges faced during the design and engineering phase of this project were large panel deformations of structural glass and seismicity of the site. We used clamped base connections to control expected glass deformation, and the facade was isolated from the roof to reduce seismic movement.
